Airbnb's new house rules have split hosts and guests. The updated guidelines, which apply to bookings made globally from 20 November, bar hosts from asking guests to do jobs normally carried out by cleaners, including washing and putting away dishes, stripping beds and taking rubbish off site. Hosts can now set seven standard house rules and add other "reasonable" requests.

Welsh holiday let host Lisa Clewes says a group of guests left her property "a complete mess," with broken glasses, drinks cans on the floor, pans of food on the table and fish guts in the garden. She says she charges a cleaning fee covering around 75% of a cleaner's cost and asks guests to empty the fridge, put rubbish in the bins and load the dishwasher. She says cleaners typically take four hours to turn around her three-bedroom property, and she fears extra mess could mean hiring more cleaners and raising costs.

Guests have welcomed the change. Jessica Newhook says she was given a lengthy checkout list for a Florida Airbnb despite paying a $250 (£187) cleaning fee. She says the combination of rules and rising fees has made a hotel "cheaper and I know what to expect."

Cleaning business owner Krissi Foskett, who stays in Airbnb properties regularly, says a guest should put dirty dishes in the dishwasher, but should not be expected to prepare the property for the next guests. She says hosts should not pass on cleaning costs to guests, adding that "professional cleaning is a cost of doing business."

Anthony Marsh, who co-owns a North Yorkshire cabin retreat, says he has cut his Airbnb listings from five of 12 properties to two. He says the rules give guests "permission to come and leave properties a tip, and a host can't do anything about it." He calls asking guests to wash pots and put out bins "common sense and common decency."

Laura Lewis, who runs a directory for holiday-let owners, says most of her clients are unhappy with the rules. She says asking guests to wash up is a matter of "basic respect," and she plans to remove her treehouse listings from Airbnb.

Matt Prosz, who manages Airbnb properties full-time, says the update should improve the guest experience without changing how most people behave. At his south-west London property, guests are asked only to lock up and return the keys.

According to AirROI data cited by the BBC, 63.2% of Airbnb listings charge a cleaning fee, with an average cost of £55.
